Larry O'Toole comes by real estate honestly, besides his love for houses.

Since moving up to Ulster County in 1994 Larry had bought, renovated, and sold several of his own homes before getting his real-estate license in 2002. Immediately, he became his company's Rookie of theYear. He has been the Top Producer at Coldwell Banker Village Green Realty for the past four years and last year was the highest-producing agent in all of Ulster County in 2008 and second highest in 2009.

How does he do it?

Well, he has a real passion for property to begin with and knows the market inside-out. But beyond these absolutely necessary qualities, he has an ability to stay calm while in the troubled waters of real estate, which allows him to bring even the shakiest deals to completion (most memorably in 2009, a $2 million short sale that took 8 months to close, but close it finally did to everyone's astonishment - except perhaps Larry's).

He can find solutions to any problem, whether it be a seller and buyer who have taken an intense dislike to each other, or what to do about an unexpected and seemingly insurmountable house-inspection issue. And his reputation among other real-estate professionals is sterling, which is always in his clients' best interest in getting a deal done.

Having grown up in a small fishing village in Newfoundland and having worked as an arts, news, and celebrity journalist in Manhattan where he rubbed shoulders many times with the rich-and-famous, Larry's own personal history has given him the ability to be entirely comfortable with every kind of person. His extensive travels worldwide have also helped him understand the nuances of various cultures.

England's Queen Mum once remarked that she had no worries about her daughter, Queen Elizabeth, holding her own in any conversation. "My daughter," the Queen Mum assured a reporter, "could carry on an entire conversation about spark plugs if need be."  Larry's interests, like the Queen's, range all the way from spark plugs to quarks, from country & western to opera, from treadmill talk to cross country driving.
